Some readers asked us to explain why the apartments are rented for $100 and higher in Moscow.
The first thing is that the standard price for long-term rent is $1500-$2000 per month for a good apartment in Moscow center.
Then, the most basic 1-bedroom apartment in Moscow center costs about $400,000 US. The owners who want it rented out for long term need not less than $1500 US per month for such flat (with all the fees it becomes about $1800 US, which is the standard long-term rental price in Moscow for a 3-star apartment in Moscow center - NOT western standard). If they rent short-term, their occupancy rate will be about 70% that is about 250 days per year. To get the same income as long term rent, they need to price it at least at $86 US per night. However, there are also costs to advertise this apartment (about $2400 per year), utility, telephone, cable TV, internet bills (about $1000 per year), taxes (about $2000 per year), maid and cleaning services (about $6000 per year). There are also costs to sustain the apartment and to buy new equipment (about $1500 per year). We come to about $13000 of additional annual expenses, divided by 250 days it comes to $52 US that we should add to the base price. So, it turns out that to work without any profit, the landlord should get at least $138 US per night. Nobody wants to work for free, so there's about a 10% premium, which brings the price to $150 US, which is a standard price for a good apartment in Moscow center.
